OWNERS INFORMATION AND TIPS

CONDOMINUM SAFETY

 

The tips for the owners and highlights of their presentation were as follows:

 

• Owners should get to know their fellow neighbors on their floor. 

• Owners should leave their emergency contact information and a key to their unit with a neighbor.

• Form watch groups like that of “Neighborhood Watch”.

• Parking garage safety.  Residents should report vehicles piggy backing into the parking garage to Security.  Residents should also report unfamiliar vehicles; obtaining as much information as possible and contact the Police. 

• Vehicle theft.  Owners should ensure that they lock their vehicles and do not leave valuables or items visible in their vehicles. 

• Break and Enters.  Break and enters are rare in buildings.  Some Individuals carrying out break and enters will present themselves as salespeople.  Owners should contact the Police if they see suspicious people.  To prevent a potential break and enter, owners should make their presence in their unit known as most break and enters will take place when the resident is not home. 

 

PLUMBING FIXUTRES

 

• The majority of leaks which cause damage are preventable in that there was missing silicone or caulking. 

• Destructive items such as kitty litter and food are being flushed down toilets.

• Ensure that plumbing products purchased at box stores can withstand the building’s water pressure; spoke to the installation of bidets.

• Owners should ONLY hire qualified contractors for work in their suites. 

• The practice of dumping oil or grease in kitchen sinks can cause back-ups and environmental issues.  As an alternative, freeze grease in glass jars and bring to the region’s recycling facility. 

• Water filters located under kitchen sinks that have plastic fittings, can result in floods. Stainless steel or copper nuts or fittings should be used. 

• Owners should ensure that shower stalls have proper caulking and that cracked shower tiles are addressed to avoid leaks and floods.  

• The location of the shut-off valve in the unit is underneath the bathroom sink. Owners should ensure that they have access to the shut off valve. 

• Refrain from using acid based liquids to uncloak sinks and faucets, as it corrodes pipes and causes further damages.

• When on vocation it is recommended to shut of the water in their unit. If not in use for long periods of time, the water supply to the washing machine should be turned off. 

• Washing machine pipes and have a life span of 5-7 years at which point maintance should be done.

• Maintenance and an inspection to your suite plumbing should be conducted everytime there is a suspicion of a failing pipe or drain.

 

 

CONDOMINIUM INSURANCE AND THE IMPORTANCE FOR OWNERS AND TENANTS

 

• Condominium Unit Owner’s Policy – This policy is for unit owners who live in the condominium unit.  This policy protects the contents of the unit.  This policy provides coverage for the betterments and improvements made to the unit.  Coverage for additional living expenses is provided with this coverage. 

 

• The Corporation’s deductible is $50,000 and in this case the deductible would be charged back to the unit owner.  Insured owners should ensure that they have a charge-back coverage up to a maximum of $10,000. 

 

 

WASTE DISPOSAL

 

• Corporation has a tri-sorter please use adequately to better sort your waste and save costs. When the light on the button becomes solid, the system is ready for the selected option. 

• Do not fit oversized items in the garbage chute as it would damage the chute and compactor.

• Use brochure in garbage chute to better sort your recyclable waste. Your sorting save you money.

• Do not through garbage in parking lot and around the building.
